Repair, or the Start of Something Larger?
Usually a repair
A few tabs gone after one storm; a single nail pop; a lifted course near the ridge on a roof under about fifteen years old.
Worth a second opinion
Missing shingles on more than one slope; tabs that crack when lifted; a repair that has been done twice already.
Probably not a repair
Bare granule patches across whole slopes, curling edges and brittle tabs on a builder roof from the early 2000s.
The Matching Problem
Shingle lines and colors change. A patch on a roof laid in 2005 will almost never be an exact match, because the product that went on then may not be made now, and twenty years of sun has changed the color of what is still up there. On a back slope nobody sees, that hardly matters. On the front of a house in an HOA subdivision it can, so ask to see the replacement shingle against the roof before it goes on.
On the Brazoria County side, size matters for another reason: TDI lists roof repairs under 100 square feet that do not involve decking as not needing a windstorm inspection. A repair past that line, or one that replaces decking, is a different job.
What the Repair Visit Should Include
- Photographs of the damage before and after.
- A look at the rest of the roof, with a plain statement of what else was seen.
- Sealant only where the manufacturer calls for it, not smeared over a problem.
- A note of the approximate age of the roof, so the next person has it.
