Roof Age by Decade in Pearland
In a city that went from 1,910 people at incorporation in 1959 to 125,828 in 2020, most houses were built in a handful of bursts. Each burst left a roof of about the same age on thousands of houses at once. Knowing which burst yours belongs to is the fastest way to know what to look at.

Why the Year Matters More Than the Brand of Shingle
A composition roof on the Texas coast does not age by the calendar alone. It ages by summers: attic air well past 120°F in July and August, sun on the south and west slopes, humidity that never quite leaves the decking. Two roofs laid the same year on the same street tend to fail in the same few seasons, give or take the orientation of the house.
That is why the decade is useful. When a Pearland subdivision was built out over four or five years, the original roofs on it arrived together and leave together. Around the 2000s streets of Shadow Creek Ranch, for instance, the builder roofs went on between 2001 and the end of that decade, and they are now in the stretch where a contractor looks for curling edges, bare granule patches and brittle tabs rather than the odd missing piece.
None of this says a given roof is finished. A well-ventilated 2003 roof can outlast a poorly vented 2012 one. It says where to start looking, and what question to ask the contractor who looks.
Rung by Rung
1970s and 1980s
The Green Tee Terrace Development Company bought the Drake Ranch in 1969 and began building in 1970 around the relocated Golfcrest Country Club. Country Place and the first Southdown sections came in the 1980s. Every roof from those years has been replaced at least once; plenty are on their third.
The thing to ask about on a house this age is the decking. A re-roof in the 2000s may have been nailed into plywood or plank that already held one or two sets of nails, and a contractor pulling the next roof off should tell you what the deck looks like before quoting to cover it.
1990s
The city limits reached into Harris County by 1990, and through that decade developers bought large rice-field tracts to build on. Silverlake went up from the mid-1990s and Sunrise Lakes toward the end of the decade. The original roofs are gone; the replacements, most of them from the late 2000s and early 2010s, are the ones to watch now.
This is also the last decade in which hardboard siding was routine on production houses here. On a 1990s two-story it usually sits on the upper floor and the gables, above the brick, and it fails from the bottom edge up.
2000s
Shadow Creek Ranch was annexed in pieces in 1996, 1997 and 1998 and began selling houses in 2001, on 3,500 acres planned for about 6,200 single-family homes. With Highland Glen and the later Southdown sections, the 2000s put more roofs on Pearland than any other decade.
Many of those are still original. A roof from 2004 is past twenty summers, has seen Ike in 2008 and Beryl in 2024, and is at the age where a roof review tells you whether to plan for a replacement next year or in five.
2010s
Southern Trails, on 523 acres west of SH 288, had more than 600 occupied homes by February 2012 and a plan for nearly 1,400. Roofs from this decade are mid-life and usually sound as roofing. What goes wrong on them is detail: exhaust without matching intake at the eaves, a kick-out flashing that was never installed where a roof edge dies into a wall, a vent boot that cracks at year eight or ten.
2020s
Massey Oaks, 356 acres at Harkey and McKeever roads, delivered its first phase in 2022. South of Pearland, Manvel had 9,908 residents in 2020 and 17,621 by 2023, with some 12,000 lots planned across a dozen developments as of November 2021. These roofs are new, and a leak on one is almost always a workmanship detail rather than worn material.
Read the builder’s warranty before calling anyone else; a roof inside its workmanship term is the builder’s to fix. An independent roof review is still worth having near the end of that term, so anything found is found while it is still covered.
