Mid-Life Roofs, Built-In Problems
- Vent boots cracking around year eight to twelve, often the first leak a house of this age has.
- Unbalanced ventilation: a ridge vent with too little soffit intake, which cooks the decking from below.
- Missing kick-out flashing where a first-floor roof edge dies into a second-story wall, with soft siding just below it.
- Short valley metal or valleys nailed too close to the center.
Repair Now, Replace Later
On a roof from 2012, most of these are repairs. Fixing a boot or adding a kick-out now is cheap next to the drywall, insulation and siding it protects, and it keeps the roof on track to its full life. A contractor who proposes a full replacement on a roof this age should be able to show you why, in photographs.
