The Green Tee Terrace Development Company bought the 468-acre Drake Ranch in 1969, started building in 1970, and brought the Golfcrest Country Club with it. By 1972 it was, in the homeowners association’s own history, the up-scale neighborhood in Pearland.
Era: building from 1970, with houses added into the 1990s. Every original roof has been replaced at least once.
Custom Houses, Individual Roofs
Unlike a production subdivision, much of Green Tee Terrace was built as custom or semi-custom houses on large lots under mature trees. That means more roof per house: hips, multiple ridges, dormers and valleys that a simple gable roof does not have. More joints means more places for flashing to fail.
The trees add their own load. Leaves in the valleys hold water against the shingles, and branches over the roof scrape granules in every wind. A roof here often wears unevenly, with the shaded slopes and the valleys going first.

Decking
Nailed through by two or three roofs. Ask for photos of the bare deck and a per-sheet price.
Siding and trim
Original pressed-wood trim and hardboard, painted over many times.
Gutters and fascia
Re-hung often, sometimes on fascia that has softened behind them.
