Roof Inspections in Pearland
The Free Roof Review this site offers is a roof inspection in plain clothes: a contractor looks at the roof and the attic and says, in writing, where it stands. It is most useful at three moments: before you buy, before you sell, and around the year the builder’s roof turns twenty.
What the Review Covers
On the roof
Shingle condition slope by slope, granule loss, tabs, ridge and hip caps, flashing, boots, valleys.
In the attic
Daylight at the decking, water stains, intake and exhaust vents, obvious signs of heat damage.
At the edges
Drip edge, gutters, fascia and soffit, and the wall joints on a two-story.

Buying in Pearland
Ask the seller when the roof was last replaced and for any receipt. Compare it with the house’s build year on the appraisal record: a 1998 house with no replacement on record is on a roof well past its expected life, and a 2004 house with none is getting there.
On a Brazoria County house, also check whether there is a TDI windstorm certificate for the current roof. TDI keeps certificates on record, and a missing one can matter to TWIA eligibility. The county lines page explains which houses that applies to.

Is a home inspector's roof section enough?
It is a good start. A general home inspector covers the whole house and often looks at the roof from the ground or a ladder. A roofing contractor’s review goes deeper on the roof alone, which is worth it on a house whose original roof is in its third decade.

Does the report say how many years the roof has left?
It gives an honest range and the reasons for it. Nobody can promise a number, and you should be wary of anyone who does.
