House sales in Shadow Creek Ranch began in 2001, on 3,500 acres west of SH 288 and south of Beltway 8 planned for about 6,200 single-family homes. It is Pearland’s largest planned community, and it holds the largest single group of builder roofs in the city that are now past twenty years.
Two counties: most of Shadow Creek Ranch is in Brazoria County, a TWIA first-tier county. The Village of Diamond Bay and other sections on the west side are in Fort Bend County, where the windstorm certificate rule does not apply.

The first houses were built in 2001 and building ran through the decade and beyond, with Perry Homes among the original builders. A house from those first years still on its original roof has been through Ike in 2008 and Beryl in 2024. On roofs like that, curling tab edges, granule loss on the south and west slopes and cracked vent boots are the usual findings.

Most Shadow Creek Ranch houses have brick below and fiber cement above. After twenty-some years, expect at least one repaint behind it, joints that need re-caulking, and a few cracked planks near roof lines where kick-out flashing was never installed.
